If you have personally lived in the house for an extended period of time, it can become a bit confusing when thinking about what the buyer may or may not need, as from your perspective, these items may feel as though they all belong in the house. Usually, the main confusion can arise from thinking about fittings; such as lampshades and curtains. There is not anything necessarily wrong in leaving behind a lamp or two, however, do bear in mind that the buyer will want to make the house their own. In conjunction with this, make sure not to leave furnishing behind such as wall art and ornaments, unless otherwise specified to the buyer.

The Legalities

At the time of drawing up the contracts, the furnishings and fittings you will leave behind will be finalised and agreed to by both yourself and the buyer. Contracts are legally binding, so make sure to honour what you have agreed and take items that were not stated within it.
